Off-Leash Dog Bar Leases 21,000 SF at San Pedro's West Harbor
Wagbar, a 21,000 square foot off-leash dog park and bar, plus two food tenants signed at the $500 million West Harbor waterfront project in San Pedro.
Three tenants have signed on at West Harbor, the waterfront redevelopment rising on the former Ports O’ Call site in San Pedro, according to Bisnow’s Los Angeles Deal Sheet. The largest is Wagbar, an off-leash dog park and bar taking about 21,000 square feet, joined by Baja California-style bar and grill Tierra Azul and frozen dessert seller Sno Swell. Square footage for the two food tenants was not disclosed.
Why it matters
West Harbor is the $500 million, 42-acre centerpiece of the Port of Los Angeles waterfront, built by a joint venture of the Ratkovich Company and Jerico Development under a long-term lease with the port, with cargo and terminal operator Carrix now an equity partner. For brokers, a 21,000 square foot off-leash dog park is a bet on repeat local visits, not just tourists, filling the waterfront ahead of the 2028 Olympics in Los Angeles.
The numbers
Wagbar takes roughly 21,000 square feet, including open-air space the operator plans to use for dog-focused events, according to the Deal Sheet. Tierra Azul and Sno Swell add a sit-down bar and grill and a dessert counter to the food lineup. Bisnow’s item did not break out square footage for Tierra Azul or Sno Swell, and no asking rents or lease terms were disclosed for any of the three. The project has not disclosed what share of its leasable space is now committed.
What’s next
West Harbor has not disclosed a build-out timeline for Wagbar, Tierra Azul or Sno Swell, or confirmed opening dates for the three. The next signal for brokers is how many more leases the ownership group announces, and at what size.
