Suburban Chicago Office Campus Sells Back to Lender for $29.5 Million
The 1.1 million-square-foot office campus sold for a fraction of its securitized loan after occupancy and cash flow slipped.
Westbrook Corporate Center, a 1.1 million-square-foot office campus in the western suburb of Westchester, was sold at a Cook County judicial foreclosure sale on Aug. 3 for $29,540,000, far below the $88.8 million commercial mortgage-backed loan that financed it. The sale, case 2025 CH 10321, ended with the plaintiff lender keeping the property rather than a new buyer taking title.
The campus’s debt trouble surfaced publicly in 2024, when Commercial Observer reported the $88.8 million CMBS loan, split across three securitized bonds, was moved to special servicing over a non-monetary default even though payments had stayed current. The outlet reported the property’s debt service coverage ratio had fallen from 1.35x to 0.99x as occupancy held near 68% and expenses rose, and that the campus had been appraised at $136 million when the loan was securitized in 2018.
Why it matters
A $136 million appraisal and an $88.8 million loan falling to a $29.5 million credit bid two years later is a concrete marker of how far suburban Chicago office values have fallen for Class B product carrying occupancy in the high 60% range. For developers and lenders evaluating comparable suburban office assets, this is now a recorded data point rather than an estimate: the lender judged the campus worth taking back outright rather than accepting a lower third-party bid, and the eventual disposition price will set a new comparable for the submarket.
The numbers
The Judicial Sales Corporation lists the Aug. 3, 2026 sale amount and opening bid at $29,540,000 for the 1-5 Westbrook Corporate Center address. The property is flagged in court records as a large, commercial asset. Commercial Observer’s 2024 reporting put the original CMBS loan at $88.8 million, split into a $35.9 million piece in the BMARK 2018-B4 deal, a $35.9 million piece in MSC 2018-H3, and a $17 million piece in BMARK 2018-B5, against a 2018 securitization appraisal of $136 million. A September 2026 SEC distribution report for the Benchmark 2018-B5 trust still lists the Westchester loan piece, by its own loan ID, with a scheduled balance of $16,283,956.07 as of that filing.
What’s next
The court record does not name the lender beyond “plaintiff” or say what the special servicer plans for the campus now that title has reverted. A subsequent listing, a new ownership filing with the Cook County Clerk, or a CMBS trustee report showing the loan resolved would be the next verifiable step. Cook County’s office-distress pipeline, inside the city and in the suburbs, is a standing watch for this desk; see Chicago for more.
