Westin Homes And Properties LP took title to a lot in Montgomery County’s Redbird Meadows subdivision on Oct. 9, 2026, the same day it signed a deed of trust pledging that lot and six others to secure a loan, the county clerk’s record shows.
Why it matters
A deed and a deed of trust recorded the same date is how a builder closes a land purchase and its financing in one move. The special warranty deed, instrument 2026108264, shows JDS Old Plantersville Road LLC and Memorial Development Services Inc deeding the Redbird Meadows Section 2, Lot 21, Block 2 tract to Westin Homes And Properties. The deed of trust, instrument 2026108266, recorded the same day, lists Westin Homes And Properties LP and Texas TFR Properties LLC as grantors and names L. Michael Cox, trustee, along with JDS Old Plantersville Road LLC, as grantees. It secures seven parcels, the Redbird Meadows lot plus multiple lots in the Briarley Section 6 subdivision. Texas deeds carry no sale price. We checked the deed of trust’s own text directly, and no loan amount appears in it.
Westin Homes already appears in the county’s builder-deed flow. Our Oct. 13 count of 33 homebuilder-entity deeds recorded Sept. 29 to Oct. 8 credited Westin Homes with three, in Artavia, Woodlands Hills and Colton. This Redbird Meadows and Briarley position falls outside that window and adds a fourth community to the builder’s Montgomery County footprint.
