Wildflower lands $5.34M Climate First loan on JFK lot
Wildflower JFK North LLC recorded a $5,340,000 mortgage from Climate First Bank on a 109,228 sq ft M1-1 lot near JFK, about $49 per land sq ft.
Wildflower JFK North LLC recorded a $5,340,000 mortgage with Climate First Bank on Oct. 2 against a 109,228 sq ft lot on Rockaway Boulevard in Queens, a few minutes north of JFK Airport.
Why it matters
PincusCo reported the lot’s purchase: Wildflower JFK North, LLC paid $8.9 million through NYCEDC for the vacant parcel at 160-66 Rockaway Boulevard, the same address as the DOB filings, with the sale closing Dec. 17, 2025. That ties the borrower to Wildflower, the Manhattan developer behind the warehouse we covered in Prologis Pays $49M for a JFK Conduit Warehouse. The ACRIS and DOB records themselves do not name a principal.
For developers hunting airport-adjacent industrial land, the benchmark is useful: a lender put about $49 per land sq ft against M1-1 ground near JFK where the only filed work is a vehicle storage facility.
The numbers
ACRIS shows the mortgage dated Sept. 28 and recorded Oct. 2, four days later, for $5,340,000 on Queens block 14260 lot 85. PLUTO lists vacant land, M1-1 zoning and 109,228 sq ft of lot, so the loan works out to about $49 per land sq ft.
DOB NOW shows filings at 160-66 Rockaway Boulevard for a proposed private commercial vehicle storage facility with an initial cost of $2,643,317.60. The first filing dates to March 31, 2025, and a permit was first issued on April 29, 2026. The mortgage is about 2.0 times that filed cost. DOB lists a different owner entity and no business name on those filings, so the loan and the permits are linked by address, not by a shared owner.
What’s next
The $8.9 million purchase price comes from PincusCo’s report, not from a deed we pulled ourselves. Watch for a new DOB filing under the borrower’s name and for any ACRIS assignment or satisfaction that shows how the Climate First debt is used. The bank’s own project terms are not public. More on the borough is in New York.
