A single Queens lot at 33-10 Astoria Boulevard changed hands for $20 million, according to a deed recorded with the City Register on November 5, 2026. The seller is Stage Coach Associates LLC. The buyer is AMARA ASTORIA LLC, a newly visible entity with no public track record on the record we pulled.

For a developer or land buyer working the Astoria corridor, the useful signal is the price on one parcel, set by a recorded instrument rather than a broker’s asking number. A $2.86M Astoria Boulevard deed earlier this autumn fed a 24-unit filing; this one is seven times larger and has no filing behind it yet.

Why it matters

Outer-borough sites in the $5M to $25M band are where mid-size builders and lenders compete, and a clean $20M single-lot print gives comps for anyone underwriting nearby land. The deed does not say what the buyer plans to build, keep or flip. An LLC on the buying side is routine for a development acquisition, and it means the people behind it are not yet named in any document we have pulled.

On Monday, a broker or acquisitions analyst covering Astoria should log the price and watch the same lot for the next recorded document, which is usually where financing and the buyer’s lender show up.

The numbers

  • Deed amount: $20,000,000 (ACRIS document 2026102900108001).
  • Location: 33-10 Astoria Boulevard, Queens, block 631 lot 26.
  • Document date: October 23, 2026. Recorded: November 5, 2026.
  • Seller: Stage Coach Associates LLC. Buyer: AMARA ASTORIA LLC.
  • The record shows one lot and no lender on the deed itself.

We have not confirmed the lot’s size, zoning or current use from a primary record, so none of those appear here.

What’s next

Three things would turn this from a price into a project. A mortgage recorded against the lot would name the lender and the loan size. A Department of Buildings filing would show the intended use. A signature page or follow-on document could name the people behind the buyer LLC. We will report each if it appears on the lot. For the rest of the borough’s deals, see New York.
