70 Broad Street Sells for $9.35M, Under Half Its $20M Credit Bid
The new deed is not yet in ACRIS. The prior deed is, and it shows what the seller's side valued the building at 18 months ago.
The lender that took 70 Broad Street in the Financial District in 2025 has sold it for a reported $9.35 million, less than half the $20 million deed price recorded when it took the building. The new deed is not yet in city records, so the price rests on The Real Deal’s report.
Why it matters
The 2025 deed moved the building from Winta Asset Management to the lender’s holding company, RSS WFCM2015-NX2-NY WAM, LLC, for a recorded $20,000,000. That was a credit bid, meaning the lender offset its own debt rather than paying cash, so it marks what the lender was owed, not what the market offered. A sale at $9.35 million is $10.65 million lower. According to The Real Deal, Wilmington Trust, as trustee of the securitized loan, was the seller, a Cushman & Wakefield team represented it, and Isa Realty Group’s team represented an undisclosed buyer. The numbers
City PLUTO data lists the building at 19,478 square feet, five floors, built in 1908 and designated an individual landmark. At $9.35 million that is about $480 per square foot, close to the roughly $492 reported using a rounder 19,000 square feet. Earlier records point the same way: an $18 million deed in 2010 went to 70 Broad, LLC, so the new price sits below that too. The Real Deal reports Winta filed for Chapter 11 two years ago, valuing the property at $16 million, and that the building is vacant. The lender’s trustee-side assignment was recorded a month before the deed.
What’s next
Watch for the sale deed to post in ACRIS, which will confirm the buyer of record, the exact price and any new mortgage. A landmark designation limits exterior changes, so the buyer’s plan for a vacant five-story building is the open question.
