The Austin Housing Finance Corporation board has five loan agreements with affordable-housing developers on its Oct. 22 agenda, proposing a combined $21,093,750 for projects spread from East Austin to South Austin. None of the five has been voted on. All five sit on the board’s Consent agenda as file numbers 26-2895 through 26-2899.

Why it matters

Five loan-agreement items on one agenda show where Austin proposes to put 2022 GO Bond and federal HOME CHDO money into rental supply next. For a developer watching AHFC’s pipeline, the list names which sponsors, from Austin nonprofit Foundation Communities to single-project LLCs, are queued for city housing capital, and at what ceiling, before any of it is committed.

The numbers

  • Item 26-2895 would authorize up to $4,320,000 to O-SDA Industries, LLC (or affiliate) for Rowen Vale, a multifamily rental development at 206 East Annie Street, 78704.
  • Item 26-2896 would authorize up to $7,920,000 to Foundation Communities, Inc. (or affiliate) for Jordan II at 2701 1/2 Philomena Street, 78723, the largest of the five.
  • Item 26-2897 would authorize up to $2,640,000 to OPG Lenora Partners, LLC (or affiliate) for The Lenora at 4507 Menchaca Road, 78745.
  • Item 26-2898 would authorize up to $5,200,000 to Austin Highland DMA Housing, LLC (or affiliate) for The Maven at 618 East Highland Mall Boulevard, 78752.
  • Item 26-2899 would authorize up to $1,013,750 to Blackland Community Development Corporation (or affiliate) for Austin Art Village at 1902 East 22nd Street, 78722, funded separately from the FY2026-27 Grant Operating Budget’s HOME CHDO allocation rather than bond proceeds.

What’s next

The AHFC board is scheduled to take up all five loan agreements, plus the Oct. 8 meeting minutes, at its Oct. 22 meeting. Because every item is listed on Consent, the board could act on all five with a single vote unless a member pulls one for separate discussion. Until that vote, the loan ceilings and borrower names above remain proposed terms pending board authorization, not committed funding.
