A venture of NorthPoint Development and investment manager BGO has registered a $39.0 million warehouse at Foster Commerce Center in China Grove, a Bexar County city east of San Antonio. The Texas Department of Licensing and Regulation filing is dated Oct. 16, 2026.

The owner of record is NP BGO Foster Commerce North Phase 2 LLC. Its listed address, 3315 N. Oak Trafficway in Kansas City, Missouri, is NorthPoint Development’s headquarters.

Why it matters

The filing calls Building 6 a “confidential build-to-suit,” which means a user is lined up or close to it but not yet named. For brokers and contractors working the industrial market east of San Antonio, a TABS registration is the earliest public signal that a large user is committing to space, well ahead of a lease announcement or a job site sign.
