H-E-B's $40M truck center leads $65M in San Antonio logistics filings
Two Texas TABS filings registered Oct. 13 list $65M and 606,500 sq ft of San Antonio logistics space, including an H-E-B truck return center.
Two accessibility filings registered Oct. 13 with the Texas Department of Licensing and Regulation list $65 million of logistics construction in San Antonio. One is a 500,000 sq ft warehouse shell. The other is an H-E-B truck return center.
Why it matters
Both projects have design teams named and dates set, which is the window when trade packages get scoped. For contractors and suppliers in the San Antonio industrial market, these are two dated leads from a public record.
The Power Up BTS filing lists no tenant. We are not naming one. The registered owner is an entity called San Antonio Global I, LLC, and the facility code on the filing is “SAN1”.
The H-E-B filing names the grocer’s own limited partnership as owner. That points to a company-held build, not a speculative one.
The numbers
- Power Up BTS, TABS2027003396, 3667 Global Way, San Antonio 78235: $25 million declared, 500,000 sq ft, “warehouse shell with 25K SF mezzanine.” Design firm is One FourTwo Architecture, P.C. Completion is listed as Jan. 1, 2028.
- H-E-B truck return center and deep storage, TABS2027003482, 2045 South Foster Road Building 12, San Antonio 78220: $40 million declared, about 106,500 sq ft with two-story office space, a shipping and receiving office and maintenance space. Design firm is Ryan A+E, Inc. Start is Jan. 4, 2027 and completion is Jan. 31, 2028.
- Combined, the filings show $65 million and 606,500 sq ft, by our sums.
- Declared cost works out to about $50 per sq ft for the shell and about $376 per sq ft for the H-E-B building.
The gap is wide because a shell is an empty box, while the H-E-B building includes finished office and maintenance space. TABS cost is a declared estimate. It is not a sale price or a loan amount.
What’s next
The H-E-B build starts Jan. 4, 2027, so subcontractor bidding should come first. The Power Up BTS filing lists Oct. 13, 2026, the registration date, as its start. A city permit will show the real timing.
We will watch for a City of San Antonio building permit on each address and for any tenant disclosure on the shell. See our earlier look at JCB’s Project Sky permits and the San Antonio hub for more local filings.
