Park Slope garage buyer files 11 apartments 71 days after deed

A buyer paid $3,312,500 for a 3-story Union Street garage on July 28 and filed on Oct. 7, 71 days later, to convert it to 11 apartments, per ACRIS and DOB NOW.

A Park Slope buyer paid $3,312,500 for a three-story garage on Union Street and filed to turn it into an 11-unit apartment building 71 days later, a deed-to-permit clock a land buyer can now price against.

Why it matters

The deed to 906 Union Ventures LLC is dated July 28, with seller Jeffrey Wolf, per ACRIS. The lot is Brooklyn block 1066, lot 24, on the Park Slope side of the Gowanus edge. DOB NOW job B01469381-I1 landed on Oct. 7. It describes a conversion of the existing 3-story public garage into a 5-story residential building under ZR 15-00, with a new fourth and fifth story.

The filing lists the owner as Vadem Brodsky. The deed names the LLC as buyer. The records do not say how the two are related, so we treat them as one project and do not assert more.

That is the same move we tracked at 231 Calyer Street, only slower: buy a low building, file an enlargement, and let the permit set the value.

The numbers

  • Price: $3,312,500, or about $301,000 per proposed apartment.
  • Floor area: the filing shows 33,569.5 sq ft of proposed construction floor area. That puts the price near $99 per sq ft of proposed floor area. It is not a land, building or saleable-area figure, since the filing does not give lot area.
  • Units: 0 existing dwelling units, 11 proposed.
  • Height: 3 stories existing, 5 proposed, so two floors added.
  • Estimated cost: DOB lists an initial cost of $437,730. That is the filer’s own estimate, and it looks low against 33,569.5 sq ft, so we do not use it for a build-cost per sq ft.
  • Timing: July 28 deed to Oct. 7 filing is 71 days, per DOB NOW.

What’s next

The job sits at “Pending CPE/ACPE Assignment,” so no plans have been reviewed. Watch for an objection round on the garage-to-residential change of use and for any construction loan recorded against the lot. A mortgage in ACRIS would show how much debt the buyer puts behind the plan.
