Citadel Care Centers secured a $50.9 million loan from PNC Bank to redevelop a 3.2-acre nursing and rehab site in North Miami Beach, about three miles south of Aventura, clearing the way for a new four-story building and parking garage on the block.

Bank construction debt for senior housing has been scarce since the regional banking pullback of the past few years, so a $50.9 million PNC commitment against a ground-up rehab and nursing replacement is a real signal for developers chasing healthcare real estate in South Florida. The site sits at 1875 and 1800 Northeast 167th Street, occupying a full block adjacent to Northeast 19th Avenue, and currently holds the 50,088-square-foot Aventura Plaza Rehabilitation and Nursing Center, which occupies roughly half the parcel. It is unclear whether that existing building will remain in some form once the new four-story facility and garage go up. For developers watching the South Florida market, the deal shows a major national bank is still willing to underwrite a full construction loan against an operating skilled-nursing asset in a location without a marquee address, rather than only against trophy multifamily or industrial product.

The numbers

The loan totals $50.9 million against the 3.2-acre site, which works out to roughly $15.9 million per acre, a ratio Commercial Observer’s reporting did not spell out but which we calculated from the disclosed loan amount and acreage. The financing comes as Florida’s senior population is projected to grow about 4 percent a year through 2030, a demand backdrop lenders are increasingly willing to underwrite against even outside the state’s largest metros.
