A 106-room Hampton Inn in Deerfield Beach just changed hands for $9.75 million, about $1.7 million less than the $11,457,500 it fetched in a February 2015 deed, according to Broward County property records and reporting from the South Florida Business Journal. It is a rare below-2015-basis trade for South Florida hospitality, and a real comp for brokers pricing similar Broward assets. Read more on the Miami market.

Why it matters

Most SoFla hotel comps still point up from 2015. This one does not, and that matters for how agents price suburban Broward select-service assets right now. The Hampton Inn at 660 W Hillsboro Blvd underwent a $4.25 million, $40,000-per-key renovation completed in 2024, yet still cleared below its decade-old basis. Brokers marketing similar 2014-2015 vintage portfolio-era hotels in Broward should treat that stretch of pricing as a ceiling, not a floor, especially where the seller is working off an inherited, above-market basis from that era’s aggressive select-service roll-ups.

The numbers

The 2015 sale, recorded to ARC Hospitality Port I Owner LLC (c/o HIT Portfolio I Owner LLC, an entity tied to the REIT Hospitality Investors Trust), works out to about $108,089 per key across the hotel’s 106 rooms. The 2026 sale at $9.75 million prices the same 106 keys at roughly $91,981 each, a drop of about $16,108 per key, or 14.9 percent. Broward’s property appraiser flags the 2015 transaction as a “disqualified sale” for assessment purposes, a common flag on portfolio-level acquisitions where the recorded price reflects an allocated basis rather than a single-asset appraisal, worth remembering before treating any one 2014-2015 vintage sale as a clean comp.

What’s next

Hospitality Investors Trust emerged from a 2021 Chapter 11 reorganization and has continued trimming its hotel portfolio since, including a separate 2025 sale in Illinois. The buyer’s identity had not yet posted to Broward’s public deed index as of this writing. Brokers tracking Broward hospitality should watch whether other 2014-2015 portfolio-era select-service hotels clear near this per-key mark as more of that vintage comes back to market.
