Culver City Flex Industrial Building Resells for $11M, Down From $30M
The same 25,000-square-foot building, the same submarket, a price cut of nearly two-thirds.
Epicenter Landcorp bought a flex-industrial building at 5880 Adams Blvd in Culver City for $11M, Bisnow reported October 27. The same building sold for $30M in 2022. Four years later, the price is down nearly two-thirds.
Why it matters
A single address rarely gives you a clean before-and-after on industrial pricing in Los Angeles County. This one does. The building did not change; the market did. For developers and investors tracking flex-industrial valuations in West LA, a 63% repricing on the same asset is a sharper signal than another generic “cap rates are up” story. It says the 2022 industrial peak is still unwinding in some of the county’s more desirable submarkets, not just in outlying logistics corridors.
The numbers
The building is 25,000 square feet on a 58,000-square-foot parcel. Epicenter Landcorp paid $11M. The prior owner paid $30M for the same property in 2022, near the top of the pandemic-era industrial boom. That is roughly a 63% decline over four years, on an asset with no reported change in size or use. Epicenter Landcorp is described by Bisnow as a privately held real estate investment and operating company. Mikel Elliott, the firm’s co-founder and managing partner, said the site “offers an exceptional opportunity to create value in one of Los Angeles’ most desirable markets.” The seller was not named in the reporting, and no transfer-tax or assessor filing was available at publication to independently confirm the price.
What’s next
Watch whether Epicenter Landcorp repositions the building for a specific flex-industrial tenant or holds it as a value-add play, and whether other Culver City-area industrial product shows similar repricing when it next trades. For more West LA deal coverage, see our Los Angeles market page.
