E&S Ring Refinances 1,461-Unit SoCal Apartment Portfolio for $95.8M
Northmarq arranged a $95.8M refi for E&S Ring's six-property, 1,461-unit SoCal portfolio through Voya, including four loans Voya first placed in 2007.
Northmarq arranged a $95.8 million refinancing for E&S Ring Management’s six-property, 1,461-unit Southern California apartment portfolio. The new debt comes from Voya Investment Management, which first placed four of the portfolio’s loans in 2007.
Why it matters
E&S Ring split the portfolio into six separate, non-cross-collateralized loans rather than taking one blanket facility against all six properties. That structure matters more than the headline number: it means the owner can sell, refinance, or reposition any single property later without having to unwind financing tied to the other five. Four of the six properties, Casa Granada and Sunset Barrington Gardens in Brentwood, Rancho Los Feliz in Los Feliz, and Villa Vicente in Mid-Wilshire, sit within the city of Los Angeles. A fifth, Meadows South, is in Culver City. The sixth, Mountain Vista, is in Victorville, well outside Los Angeles County, and is relevant here only as part of the same financing package.
For other owners sitting on legacy 2007-vintage debt, this is the playbook: resolve a maturity wall property-by-property rather than through a single refinancing event that forces every asset to the table at once.
The numbers
- $95.8 million in total new debt across the portfolio.
- 1,461 units across six properties.
- Six separate, non-cross-collateralized loans, combining fixed- and floating-rate structures with interest-only payments and flexible prepayment terms.
- Property breakdown: Casa Granada, Brentwood, 168 units; Meadows South, Culver City, 117 units; Mountain Vista, Victorville, 400 units; Rancho Los Feliz, Los Feliz, 317 units; Sunset Barrington Gardens, Brentwood, 183 units; Villa Vicente, Mid-Wilshire, 276 units.
- Four of the existing loans were first placed with Voya in 2007; Northmarq does not describe the history of the other two.
Andrew Slaton, a Northmarq senior vice president, pointed to “a level of pride in ownership that Voya recognized and appreciated.”
What’s next
Northmarq will service all six loans going forward, continuing a relationship with E&S Ring that the brokerage says spans more than 30 years. The deal was led by managing director Nathan Prouty alongside Slaton and senior investment analyst John Holt, all on Northmarq’s San Francisco debt and equity team. With four of the six properties inside Los Angeles proper, the refinancing keeps a longtime owner’s holdings capitalized through the next cycle without forcing a sale, at a moment when other local owners facing similar 2007-era maturities are weighing the same choice.
