Four Dallas-Fort Worth county clerks have posted 836 notices of trustee’s sale for Tuesday, Nov. 3, 2026, and 98 of them are non-residential properties. For agents and investors, that is next month’s pipeline of possible distressed lots, and most will not reach the courthouse steps.

Why it matters

Texas has no foreclosure lawsuit, so the clerk’s posted notice is the first public record that a lender plans a sale. These are notices posted, not completed sales. Many are canceled, postponed or resolved before the first Tuesday. In October’s count we found 28 of 32 Tarrant tax-sale listings canceled and 22 of 43 Dallas accounts canceled by midday, so treat any posted figure as a ceiling.

The numbers

We counted each property once, matching on instrument number, from the clerk indexes (Dallas, Tarrant, Denton, Collin).

  • Dallas County: 364 notices, 57 non-residential
  • Tarrant County: 242, 37 non-residential
  • Collin County: 129, 2 non-residential
  • Denton County: 101, 2 non-residential

Of the 836, 288 were recorded in the last seven days. Collin’s Nov. 3 list was 79 when we reported on Oct. 6. Two of the larger non-residential notices are 2600 Highland Rd in Dallas, filed Oct. 12, and 15375 Addison Rd in Addison, filed Oct. 9. We do not total loan amounts, because our figures come from scanned notice text and are not verified against the recorded deeds of trust.

What’s next

The Dec. 1 queue already holds 129 Dallas, 104 Tarrant, 56 Collin and 45 Denton notices. Expect the Nov. 3 count to keep moving through the month, and watch the clerk indexes for cancellations. The Tarrant tax-sale piece shows how quickly a posted list shrinks. Our Dallas hub tracks the changes.
