Flagler Village's Pipeline: What's Building, What's Approved
Six named Flagler Village projects, roughly 2,900 units, show most of the neighborhood's pipeline is already under construction, not just approved.
The Real Deal published a development map of Fort Lauderdale’s Flagler Village this month, cataloging what’s built, rising and proposed in the arts district north of downtown. We pulled our own count from the underlying record: six named projects carry roughly 2,929 residential units, and most of that total is already vertical, not sitting in entitlement.
Why it matters
For a general contractor or subcontractor scouting Flagler Village, the question is not whether the neighborhood is hot. It is which jobs are actually buying concrete and steel this year versus which ones are still working a site plan through City Hall. Our tally shows the split runs toward active construction: Hines and Urban Street Development’s FAT Village (601 units, phase one) and Dependable Equities’ twin-tower Ombelle (754 condos) are both building, alongside Midtown Capital Partners’ 252-unit Astor Park and CEDARst Companies’ 215-unit Flats Flagler Gateway, which broke ground in April. Related Group’s 263-unit Gallery at FATVillage has already delivered and is leasing.
The numbers
That is 1,822 units under construction plus 263 delivered, against roughly 844 more proposed at BH3 Management’s DNA Towers, a twin-tower project at 300 and 330 N. Andrews Avenue that BH3 expanded from an originally filed 612 units. A seventh project has cleared entitlement but has no general contractor of record: the City of Fort Lauderdale’s Legistar agenda for the September 15 City Commission meeting lists a Site Plan Level II approval for a project called Flagler Village Residences, filed by an entity named 501 NE Holdings, LP, in the Downtown Regional Activity Center. No unit count or contractor is listed in the public agenda.
What’s next
Sixty-two percent of the named pipeline already under construction is a different risk profile than a neighborhood still stacked with paper approvals. Fort Lauderdale developers underwriting a new Flagler Village site now are competing for trades against roughly 1,800 units of live construction, not entering an empty field. DNA Towers’ path from 612 to a proposed 844 units, still without a groundbreaking date, is the one to watch for whether the district’s next supply wave gets bigger before it breaks ground.
