A density-bonus apartment building in Beverly Grove just got its certificate of occupancy, turning a 13-unit lot into 67 units with 7 affordable.
Brennen Hakimian Holdings’ 67-unit apartment building at 1002 N Alfred St in Beverly Grove has received its certificate of occupancy. The Los Angeles Department of Building and Safety issued Certificate of Occupancy No. 266233 on Oct. 21, closing out permit 21010-10000-00744 for a 67-unit, Type III-A building over one level of subterranean parking. The architect is Warren Techentin Architecture.
Why it matters
The site, assembled from addresses 1000 through 1014 N. Alfred Street in the Beverly Grove section of Los Angeles, previously held a 13-unit residential building that was demolished to make way for the project. That is a 5x increase in unit count on one parcel, delivered through the state density bonus: in exchange for added height and density, the plans carry 6 very-low-income units plus 1 additional low-income replacement unit, 7 affordable units out of 67 total. For builders tracking how density-bonus deals actually perform from entitlement to delivery, this is a finished data point rather than a renderings-stage pitch.
The numbers
LADBS records the permit’s declared valuation at $9.0 million. That figure is applicant-declared at the time the permit was filed, not a sale price and not an audited construction cost, but it signals the scale the department was permitting against. The building holds units ranging from studios to six-bedroom configurations, with subterranean parking for 43 vehicles serving 67 units. Zoning on the parcel is [Q]R4-1.
Alfred Street has two large, unrelated apartment projects in motion right now. A separate 144-unit project at 845 N. Alfred St., developed by Bobby Assil under a different permit with a $27.6 million declared valuation, was covered separately by AmDev; see that story. The two sites are not connected.
What’s next
With occupancy issued, the next milestone is lease-up. The seven affordable units will be leased under the income limits set in the project’s density-bonus covenant.
