A $12.75 million building permit has been filed at 1267 N Palisades Dr in Pacific Palisades to rebuild a 36-unit townhome condominium complex lost in the January 2025 fires. The permit was filed Oct. 30, 2026, and is not yet issued.

Why it matters

Most Palisades rebuild filings are single-family lots. This one is a 36-unit multifamily-style rebuild, a different kind of project that depends on a condo association, insurers and lenders agreeing on one plan. The permit flags it as a “2025 wildfire project” and says the proposed build stays within 110% of the pre-fire development.

The filing is a signal that at least one burned condo site has moved from cleanup to plan check. It sits alongside other fire-related filings in the neighborhood, including an Antioch Street permit we covered earlier. More local activity is tracked on the Los Angeles hub.

The numbers

  • Permit 26010-10000-05351, type Bldg-New, status Submitted, filed Oct. 30, 2026.
  • Declared valuation: $12.75 million. A permit valuation is a declared construction estimate, not a sale price or total project cost.
  • Scope: 36 single-family-style 1-story and 2-story townhome condominiums in five separate buildings, 62,340 square feet in all.
  • Each unit has an attached basement garage, per the work description.
  • Zoning on the record is RD3-1, in the Brentwood-Pacific Palisades community plan area, City Council District 11.
  • That works out to roughly $354,000 of declared valuation per unit and about $205 per square foot, which are our own calculations from the filing.

The permit record names no owner or developer.

What’s next

The permit is filed, not yet issued. It still has to clear plan check, and the record lists plan review items as pending. Watch for an issued date, a named contractor and any change in valuation once review is complete. We will update when the status moves.
