Methodist Healthcare registers $7.5M surgery center on McCullough
The filing sets a Dec. 7 start and a June 30, 2027 completion for the finish-out inside an existing medical office building on McCullough Avenue.
Methodist Healthcare System of San Antonio registered a $7.5 million buildout of an ambulatory surgery center at 1303 McCullough Avenue, Suite 125, according to a Texas Department of Licensing and Regulation filing made Oct. 22, 2026. The project, named SAGA Metro ASC, covers 10,625 sq ft inside the Metropolitan Professional Building north of downtown. Dallas-based Corgan Associates is the design firm of record.
Why it matters
The filing names no general contractor yet, so the construction contract for a $7.5 million medical finish-out is a target to watch before the Dec. 7 start. Methodist Healthcare System is the owner of record for the building, so the work fills space in a property it already holds rather than new land. For medical-office brokers, it is a fresh signal of hospital-system spending on outpatient surgery space in the urban core.
The numbers
TDLR’s TABS registration lists an estimated cost of $7,500,000 for 10,625 sq ft, about $706 per sq ft. The scope is a finish-out inside an existing medical office building, not ground-up work. The filing sets a start date of Dec. 7, 2026 and a completion date of June 30, 2027, a roughly seven-month window. TDLR records the project as privately funded on private land, with no tenant-provided funds.
What’s next
A City of San Antonio building permit would be the next public record to confirm construction is underway and name a contractor. Under TDLR rules, the owner must request a Registered Accessibility Specialist inspection within 30 days of completion.
