Miami-Dade’s building department issued $41.3 million in new construction permits this week, and the single largest new filing went to a company nobody in South Florida real estate is currently tracking. Alphaville Ix LLC pulled permit 2026070992 on September 11 for a $7.1 million, 34,390-square-foot commercial building at 858 NW 10th St, on the edge of Overtown-Spring Garden, with Miami contractor Hammer Time Builders Inc as contractor of record, a firm whose largest prior job on the books ran $300,000.
Why it matters
This is the discovery layer of Miami permitting, the filings that never get a press release. Alphaville Ix LLC has no public development history under that name, and its Sunbiz record lists a residential address in the 33143 zip code, not a developer’s office. Hammer Time Builders Inc is a real, licensed Miami general contractor, but its BuildZoom record shows a typical permit near $15,000 and a largest prior job of $300,000. This one filing runs roughly 24 times that. Whoever is capitalizing Alphaville Ix, the money moving through this permit is new to this contractor’s scale.

Five new permits totaling $41.3 million landed this week, all issued September 11, separate from a $100 million Homestead Hospital permit covered elsewhere. The anchor: 858 NW 10th St, $7.1 million, 34,390 square feet, permit 2026070992, applicant Alphaville Ix LLC, contractor Hammer Time Builders Inc. Foundry Svf 25th Doral LLC, tied to national operator Foundry Commercial Partners, pulled three same-day industrial permits on NW 25th Street in Doral: $9.52 million for 234,768 square feet at 10360 NW 25th St (permit 2026070933), $8.19 million for 206,704 square feet at 10580 NW 25th St (permit 2026070931), and $7.51 million for 179,742 square feet at 10470 NW 25th St (permit 2026070932), each self-permitted with the owner as contractor. Coral Roc LLC filed $9.0 million for a 106-unit, four-story, 45,044-square-foot hotel at 1100 N Krome Ave (permit 2026070823), built by Path Construction Northeast Inc.
What’s next
Foundry Commercial’s three-permit Doral pull in a single day points to one industrial park moving through construction in phases, worth watching for a fourth filing on the same block. Coral Roc’s Krome Avenue hotel sits in the Homestead growth corridor, near the hospital project drawing this week’s headlines. And Alphaville Ix LLC is now on record for $7.1 million of new construction with a contractor built for much smaller jobs, exactly the kind of gap this wire exists to flag before the building comes out of the ground.
