Miami Freedom Park lands $193M permit for commercial phase
The commercial engine of the Mas family and David Beckham's megaproject clears its building permit as construction moves past the stadium.
The City of Miami has issued a $193 million new-construction permit for the commercial heart of Miami Freedom Park, moving the mixed-use megaproject beyond its already-open soccer stadium and into the retail and office component that will anchor its long-term revenue.
The permit, filed at 1822 Northwest 37th Avenue near Miami International Airport, covers more than 1 million square feet of retail, dining, entertainment and office space, plus 750 hotel rooms, a 58-acre public park and a new City of Miami administration building. The development sits alongside Inter Miami CF’s 26,700-seat Nu Stadium, which opened in April. The project is led by Miami Freedom Park LLC, the venture of Jorge and José Mas and club co-owner David Beckham.
Why it matters. The stadium grabbed the headlines, but the commercial program is what makes the deal pencil — more than a million square feet of income-producing space on a long-term lease of former city golf-course land. Clearing the permit is a concrete step toward vertical construction on one of the largest development sites in Miami.
The numbers. The $193 million valuation reflects the new-building filing for the commercial phase alone, separate from the stadium already delivered. The full plan spans retail, hospitality with 750 keys, office space and civic uses wrapped around the 58-acre park the developers committed to build and maintain.
