Quadrum Global Mortgages Four-Lot NYC Portfolio for $213.6M
JPMorgan Chase is the lender on a single mortgage spanning three Manhattan parcels and one in Brooklyn, filed weeks after Quadrum exited a Miami hotel.
Quadrum BK LLC, an entity tied to Quadrum Global, recorded a $213.6 million mortgage from JPMorgan Chase Bank, N.A. on Oct. 28, covering four lots in two boroughs: three in Manhattan and one in Brooklyn.
Why it matters
A single mortgage cross-collateralized across four separate tax lots signals one financing package underwriting a multi-asset position rather than a single building. For a developer carrying several Manhattan and Brooklyn holdings, bundling them into one instrument with one lender can mean better pricing or simpler terms than financing each parcel on its own, at the cost of tying the properties together if any one of them runs into trouble with the loan.
The timing stands out. Quadrum Global sold the Arlo Wynwood hotel in Miami for $44.3 million on Sept. 29, a little over three weeks before this mortgage’s Oct. 9 document date. Quadrum is a cross-market operator AmDev has tracked in both South Florida and the New York area, and a hospitality exit landing just ahead of a large New York-area financing is the kind of capital-recycling pattern worth watching across its next filings.
The mortgage also lands the same week as a second large JPMorgan filing nearby. A separate $414.8 million mortgage from CE Renwick LLC, recorded the same day against block 594 lot 115, carries the same lender and the same Oct. 9 document date as Quadrum’s loan on the adjacent lot 104 on that block. Two different borrowers, one lender, one document date, lots next to each other: it is not established from the record alone whether these are two unrelated loans or pieces of one larger JPMorgan financing push in the area. AmDev is tracking the Renwick filing separately.
Together, the two Quadrum-linked mortgages total about $628 million ($213,579,494 plus $414,800,000), all from the same lender and dated the same day.
The numbers
The mortgage totals $213,579,494. It is secured against four lots: Manhattan block 762 lot 6, block 594 lot 104 and block 861 lot 10, plus Brooklyn block 2295 lot 21. The document date is Oct. 9, 2026, and ACRIS recorded it Oct. 28, 2026, a 19-day gap between signing and recording. The borrower is Quadrum BK LLC and the lender is JPMorgan Chase Bank, N.A.
What’s next
The next ACRIS filings to watch are any related assignments, building loan agreements, or UCC filings tied to CRFN 2026000307502, which would clarify how the four lots are being used or developed. Whether the adjacent CE Renwick mortgage on lot 115 is connected to this one will likely only become clear if a consolidation, cross-default, or shared building loan agreement shows up in the record. Until then, the two filings sit side by side as separate instruments with the same lender and date.
