Revive DFW LLC recorded 16 deeds across Dallas, Denton, Tarrant and Collin counties between Oct. 9 and Oct. 28, covering 12 distinct properties. County clerk records show the company as seller on 11 deeds and buyer on five, with four properties both bought and resold inside the same three-week window.

Why it matters

The turnaround is fast. A Plano property in Collin County was deeded from Hero Investments Company LLC to Revive DFW and on to Heart of the Country Construction LLC, with both deeds dated and recorded Oct. 20. A Carrollton property bought from Gameplan Homes LLC and resold to Surface Investment Properties LLC carries an Oct. 19 date on both deeds. Two of the five purchases came from the U.S. Department of Housing and Urban Development. For renovation contractors and agents, the 10 buyer companies on the other side of these deeds are the next likely sources of rehab work and listings.

The numbers

Dallas County carried the most activity, seven deeds across five properties in Irving, Carrollton, Duncanville, Mesquite and the city of Dallas. Tarrant County added three deeds on single properties in Fort Worth and Keller. Denton County recorded three deeds across two properties, one in Lewisville bought from HPA Texas Sub 2018-1 ML LLC and one bought from HUD. Collin County recorded three deeds across properties in Plano and Allen. WINX Real Estate LLC is the only buyer to appear twice, taking title in Keller and Allen. The deed records do not list sale prices.

What’s next

Of the five properties Revive DFW bought in the window, four already show a resale deed. The fifth, a HUD-sourced property in Denton County’s Woodlake Addition, has no resale on record yet. Whether it turns over as fast as the others is the next marker for investor resale activity in Dallas-Fort Worth, and WINX Real Estate LLC is a buyer name worth watching across the same four counties.
