Rybak, Gold Standard Plan 25-Story West Palm Beach Rental Tower
Rybak Development and Gold Standard of Care plan a 25-story, 261-unit Live Local tower on a West Palm Beach site Gold Standard has owned since 2009.
New York-based Rybak Development and Fort Lauderdale-based Gold Standard of Care are pursuing a 25-story rental tower at 534 Datura St in downtown West Palm Beach, replacing the roughly 200-bed assisted living facility that has occupied the half-acre site for decades.
Why it matters
The project, called 534 Datura, is a Live Local Act deal: the partners plan 261 units with 40 percent, or about 104 units, set aside as workforce housing, the mix that unlocks the state law’s density and height overrides without a rezoning fight. For other developers eyeing downtown West Palm Beach, the pairing matters as much as the height. Gold Standard of Care, a senior-care operator, controls the land; Rybak Development, an active multifamily builder, is running the development. That capital-stack split, landowner plus outside developer plus Live Local entitlement, is becoming the template for getting a 25-story tower approved on a half-acre downtown parcel without years of public hearings.
The numbers
The tower would add 281,000 square feet of new construction, including 4,600 square feet of ground-floor retail and a 64-space parking garage. Planned amenities include a co-working center, spa, fitness center, a 1,600-square-foot lobby and a 6,371-square-foot pool deck. IMC Architecture is designing the building. Gold Standard of Care bought the site on June 11, 2009 for $3,130,000, according to Palm Beach County Property Appraiser records, which value the parcel at $8,661,448 for the 2026 tax year, folio 74-43-43-21-01-023-0041.
What’s next
The existing nursing home residents would need to be relocated before demolition, and no site plan or building permit has been approved as of this writing. Rybak first pitched the project publicly in late August; the partners have not disclosed a groundbreaking timeline or construction financing.
