San Jose issued a permit on October 6 for the Trimble B residential and commercial shell at 120 Yoshino Way, with a declared valuation of $66.3 million and 372 dwelling units. A second permit issued the same day, 2026-139260-MF, covers a parking garage for the same project at $28.0 million. Seely Development Partners LLC is listed as the owner on both.

Why it matters

Two permits issued at once mean the building and its parking are cleared to go vertical together. For builders, it is one of the largest residential permits San Jose issued in the 30-day window we reviewed. The permit record describes the work as shell construction under the owner entity, with no builder named in the public data.

The numbers

Permit 2026-117021-MF covers 419,266 square feet and 372 units at a declared valuation of $66,319,496. Permit 2026-139260-MF covers a 178,324-square-foot garage at $27,952,287. Together the declared cost is $94.3 million. The shell permit alone works out to about $178,000 per unit; declared valuation is the filer’s estimate, not a sale price or loan. Hanover RS Construction LLC appears on both permits, as the filer on the shell and as the contractor on the garage. The shell permit is titled as a residential and commercial shell, so retail or other commercial space is part of the building along with the 372 homes.

What’s next

With permits issued, site work and vertical construction can start. Look for inspection activity in the city’s permit system and for leasing news later. The city’s open data lists no developer contact, only the owner entity on the permit. For more, see the San Francisco market hub.
