7-Story Warehouse Permit Lands at 2210 NW 14th St, Allapattah

Miami-Dade issued a $14.9M permit for a 142,221 sq ft, seven-story warehouse at 2210 NW 14th St, on a lot bought for $3.8M in March 2025.

Miami-Dade County issued a $14.93 million permit on September 24 for a new seven-story, 142,221-square-foot warehouse at 2210 NW 14th St in Allapattah, a few blocks from the Civic Center and Health District. The owner of record is Stor All 28 NW 14th Street LLC. The permit classifies the use as “warehouse” and does not say self-storage, so the name is the only hint of what goes inside. We could not tie the entity to an operating storage brand, and it is not named as one here.

Why it matters

A seven-story, multi-floor warehouse on a 0.62-acre lot is an urban-core format, the kind of vertical box that makes sense only where land is expensive and demand is dense. Allapattah sits next to the county’s largest hospital cluster, so the site competes for land with medical, residential and light-industrial users.

For general contractors and subs, the permit lists the owner as the contractor and no architect. That usually means the builder has not been publicly named, so the work may still be open to bid or negotiation. Floor plates average about 20,300 square feet, roughly 75 percent of the lot, which points to a tight, stacked build with limited staging space.

  • Permit 2026073619, issued 2026-09-24, new construction, valued at $14,933,205 (about $105 per square foot).
  • Permit fees: $109,984. Application filed in late August 2025, about 13 months before issuance.
  • The Property Appraiser shows the 27,160-square-foot lot sold March 28, 2025, for $3.8 million (about $140 per land square foot) from Conigsa Corp to the permit owner, with $22,800 in documentary stamps.
  • The parcel carried an existing 12,433-square-foot light-manufacturing building, and the 2026 land assessment is $1.358 million.

The permit value is roughly 3.9 times the land price. Permit valuations are applicant estimates, so final hard costs can differ.
