A Texas Department of Licensing and Regulation filing registered Oct. 27, 2026 puts a $6.0 million cost on a new wellness center at Two Step Farm, the master-planned community in Montgomery County just northwest of The Woodlands.

The registration, TABS2027004536, names JEN TEX 35 LLC, an entity at 4201 Main St., as the owner, and lists a one-story, 12,730 sq ft building at 11425 Pride and Joy Ave. in Magnolia. Two Step Farm is the subdivision built around a reclaimed-wood dance hall and a resident goat farm, amenities Coventry Homes, one of the builders selling lots there, lists on its community page alongside a pool, trails, a clubhouse and a community garden.

Why it matters

A $6.0 million amenity filing is a signal builders and agents working Montgomery County can use directly: a community still adding shared infrastructure, rather than coasting on what it opened with, is a community still in its active sales phase. For a builder deciding where to put a model row next, or an agent pricing a listing against “what’s coming,” a wellness center under construction is a concrete answer, not a brochure promise.

The numbers

The TABS filing puts the registered cost at $6,000,000 for a privately funded, new-construction wellness center of 12,730 sq ft. The design firm is LRK Inc. of Dallas; the registered accessibility specialist is Monica J. Harris. No contractor is listed yet. The filing’s stated schedule runs from a Dec. 1, 2026 start to a Dec. 31, 2027 completion, and the project’s current TDLR status is “Project Registered,” the state’s pre-permit record of a planned job rather than proof construction has begun. What’s next

A TDLR registration precedes, and does not replace, the building permit Montgomery County will require before vertical construction starts. No general contractor is named in the filing yet. Whether one is added, and whether the Dec. 1 start holds, will show up in TDLR’s own project-status update before Montgomery County issues a permit.
