Oct. 16, 2026RECORDED

Veriflex M1 bought an industrial building at 2701 North Main St. in Mansfield from Chase-Parker Properties, and the seller is also the lender. Tarrant County Clerk records show Chase-Parker Properties LLC deeded the property to Veriflex M1 LLC under instrument D226201488, and Veriflex M1 signed a $750,000 deed of trust naming Chase-Parker as lender under instrument D226201489. Both recorded Oct. 16, 2026, at 1:32 p.m.

For Mansfield brokers and buyers, the takeaway is that this seller was willing to carry the note, and its money stays tied to the building until the loan is paid.

Why it matters

Seller financing is not unusual in smaller commercial deals, but it changes who holds the risk. With no bank on the deed of trust, Chase-Parker keeps a financial stake in whether Veriflex M1 can pay for the building it sold. The records do not say why the parties skipped a third-party lender.

The numbers

The deed carries an Oct. 15, 2026 instrument date. The deed of trust carries an Oct. 13 instrument date and lists Veriflex M1 LLC as borrower and Chase-Parker Properties LLC as lender for an original principal amount of $750,000. Both instruments describe the same Mansfield property in the PT James McDonald Survey. Texas deeds do not disclose a sale price, so the loan is the only dollar figure on record, and neither filing states what Veriflex M1 paid in total.

What’s next

A seller-carried note ends with a release of lien, either when Veriflex M1 pays it off or when it refinances with a third-party lender. The American Developer will track Tarrant County records for a release of lien or a new deed of trust on the property, which would show Veriflex M1 replaced the seller financing.
