A lot inside Ladera Living’s Little Elm condo subdivision in Denton County changed hands twice on Oct. 19, and the second deed sent it to a national nonprofit that builds mortgage-free homes for wounded veterans. Denton County Clerk instrument 121441 moved Lot 134 of the Ladera Little Elm Condo subdivision from LE Ladera LLC to Ladera Living LLC. Instrument 121442, recorded the same day, moved the same lot from Ladera Living LLC to Building Homes for Heroes Inc.

Texas deeds do not disclose a sale price, so the record does not say whether Building Homes for Heroes paid for the lot or received it as a gift. Building Homes for Heroes’ own site describes a national program that delivers specially adapted, mortgage-free homes to injured and disabled veterans, but the organization has not published anything naming this Little Elm lot or Ladera Living, so that connection cannot be confirmed beyond the deed itself.

For Little Elm builders and lot sellers, the record shows Ladera Living moving individual lots out of the subdivision, not only borrowing against it.

Why it matters

This is a new event, not a repeat of the two construction-loan stories this desk already ran on Ladera Living: the Sept. 23 Tarrant County loan (Oct. 12) and the Oct. 14 Denton County loan against the same Little Elm Condo subdivision (Oct. 15). Those filings were financing. This one is a change of ownership on a specific lot inside that subdivision, and the end owner is not a homebuilder, a lender or a renter. It is a veterans’ charity, which is an unusual landing spot for a lot in a developer’s subdivision and worth tracking if more lots in the same subdivision follow the same path.

The numbers

Instrument 121441 and instrument 121442 both recorded with the Denton County Clerk on Oct. 19, 2026, five days after the Oct. 14 deed of trust that pledged two parcels at Lot 105 of the same Ladera Little Elm Condo subdivision to Southside Bank for $5,000,000. The two new instruments cover a different parcel, Lot 134, and both are warranty deeds rather than financing documents. The grantor on the second deed, Ladera Living LLC, is the same entity that borrowed against the subdivision five days earlier.

What’s next

Whether this is the first of several lots moving from Ladera Living to Building Homes for Heroes, or a one-off inside a larger build-to-rent plan, will show up in future Denton County Clerk filings against the Ladera Little Elm Condo subdivision. This desk will watch for additional instruments naming either party and for any announcement from Building Homes for Heroes identifying a recipient at this address.
