Ladera Living borrows $5M again from Southside Bank, now in Denton
Ladera Living took a second $5M Southside Bank loan in three weeks, this time against Little Elm land in Denton County, naming its LLC members.
Ladera Living LLC has gone back to Southside Bank for a second $5 million loan in three weeks, this time pledging land in Denton County rather than the Tarrant County parcels behind its Sept. 23 borrowing. The Denton County Clerk recorded the new deed of trust on Oct. 14 against two parcels at Lot 105 of the Ladera Little Elm Condo development, the same dollar amount, the same lender, a different county’s collateral.
The instrument also does something the Tarrant filing did not: it names the people standing behind the LLC. Integrity Companies LLC and an individual, Delin John Ryan, are listed as members of Ladera Living LLC directly on the deed of trust.
Why it matters
This is not a repeat of the Oct. 12 story on Ladera Living’s Tavolo Park borrowing. That loan was recorded Sept. 23 in Tarrant County against different land. This one is a fresh instrument, recorded Oct. 14 in Denton County, against the Little Elm Condo lots. Together they show Southside Bank has become a repeat financing partner for Ladera Living across two DFW counties inside a month, and the Denton filing puts the LLC’s members on the county record.
The numbers
The deed of trust sets a maximum principal amount of $5,000,000, recorded as instrument number 119904 (document ID 331615419) with Denton County Clerk Juli Luke’s office on Oct. 14, 2026. The collateral covers two parcels at Lot 105 of the Ladera Little Elm Condo subdivision. The filing runs seven pages and lists Southside Bank as beneficiary.
What’s next
Little Elm land sellers and lenders now have a name to track: two $5 million Southside Bank loans to Ladera Living in three weeks show the builder borrowing on a tight cadence, not a one-off deal. Whether Integrity Companies LLC and Delin John Ryan show up as members on future Ladera Living filings will tell builders and brokers in the Little Elm corridor whether this ownership structure is now the norm for the company’s DFW pipeline.
