HPD has 22 open class C violations at 2047 Ryer Avenue in the Bronx that were issued between Oct. 11 and Nov. 4, 2026, and 4 of them are flagged rent-impairing. Counting older filings, 44 class C violations at the building are not closed.

For lenders, brokers and buyers sizing up Bronx rental stock, a pile like this changes the underwriting: class C is HPD’s immediately hazardous tier, and open items at this volume usually mean repair costs and reinspection risk before any refinance or sale.

Why it matters

Class C violations carry the shortest correction windows in the city’s housing code, and rent-impairing items can limit what an owner may collect. The registration filed Oct. 20, 2026 names GW Ryer LLC as corporate owner, so the exposure sits with an entity, not a single landlord. We checked the owner against the Public Advocate’s Worst Landlord Watchlist and found no match. A different building on the same street, 2024 Ryer Avenue, appears on that list under an unrelated owner.

The building sits in the 10457 ZIP on block 3156, lot 72. The date spread matters: new items landed on Oct. 11 (six), Oct. 14, Oct. 16, Oct. 21, Oct. 28 and Nov. 4, which points to repeated inspections, not a single sweep.

The numbers

  • 22 class C violations not closed, inspected Oct. 11 to Nov. 4, 2026
  • 4 of those 22 flagged rent-impairing
  • 44 class C violations not closed in total, 6 rent-impairing, spread over 11 apartments
  • The earliest open item was inspected March 11, 2026
  • Across the 44, the most common orders are mice infestation abatement (12), repair of broken or defective items (4) and hot water supply (4)
  • Registration 229286 runs to Sept. 1, 2027

All counts come from HPD’s violation and registration records, which we pulled Nov. 6. HPD statuses change as owners certify corrections, so these numbers can move.

What’s next

Many of the open items carry correction dates in early to mid November, with certification windows following. Watch for HPD reinspection results and whether the count falls or HPD escalates to a court action. More Bronx building records are tracked on the New York market page.
