6-story 61 Clarkson Ave owner gets collapse-zone violation next door

The city's record puts the failed stucco on the six-story building, not the two-story house it landed on.

Clarkson Parnasa LLC, the owner of record of the six-story, 11-unit building at 61 Clarkson Avenue in Prospect Lefferts Gardens, is now the named source of a DOB collapse-zone violation, and the building that carries it is two stories tall. For any owner or builder with a stucco or EIFS exterior, the record shows the exposure runs to the neighbor’s roof, not only the sidewalk.

Why it matters

DOB issued violation 26-02307 at 63 Clarkson Avenue on Sept. 26, the weekend of the nor’easter. The inspector wrote that the structure was rendered non-compliant by being in the collapse zone of 61 Clarkson, and that a section of stucco about 45 feet high by 45 feet wide came down onto the walkway, roof, driveway and front yard. The remaining stucco was described as loose and in danger of further failure. Gothamist reported that the city ordered 63 Clarkson vacated and that the household there was displaced; the violation text we pulled does not itself state the vacate, so that part rests on the press account.

The numbers

PLUTO lists 61 Clarkson (block 5055, lot 81) as a 2021 building: six floors, 11 residential units, 7,970 sq ft on a 2,200 sq ft lot, owned by Clarkson Parnasa LLC. That works out to about 725 sq ft per unit. The LLC appears with a Union Turnpike, Queens, address on an ACRIS document recorded against the lot.

DOB’s active complaint 3A82513 at 63 Clarkson was entered Sept. 28, and a second complaint the same day was closed Sept. 29 after inspection. BIN 3115979 has no FISP filing row, and its violation history is limited to 2020 and 2021 items, all dismissed. We found no open DOB violation against 61 itself as of the Sept. 30 data run.

What’s next

The record does not yet show who must repair the exposed wall, or whether DOB will cite 61 Clarkson directly. Watch for a violation or stop-work order on BIN 3115979 and a facade repair permit.
