Loyola Ln baseball site: city permits list $140M each, state $14M
The permits cover a sports facility with a covered field building. The record does not explain the gap between the city and state figures.
The City of Austin issued five building permits on Oct. 13, 2026 for a sports facility at 7401 Loyola Ln, and each one lists a $140,000,000 job valuation. The state registration for the same address lists $14,000,000.
Why it matters
Declared valuation is the applicant’s stated job value on the permit. It is not a price, a loan or a contract amount. When two public records for one site differ by a factor of 10, anyone sizing the work from either number should read both.
The city record does not explain the gap. Neither does the state registration. We did not find an explanation from the city or the applicant on either record.
For trades and suppliers, the scope is clearer than the dollars. The permits describe an administrative building, a covered field building, a shade structure, a utility building and a dumpster enclosure. The City of Austin permit record names The Burt Group as general contractor and applicant.
The numbers
City of Austin permits, all issued Oct. 13, 2026 and applied for July 20, 2026. Each lists a $140,000,000 total job valuation.
- 2026-134292 BP: administrative building with offices, flex hall and fitness, 7,100 sq ft.
- 2026-134293 BP: prefab metal covered field building, 28,208 sq ft.
- 2026-134297 BP: utility building, 442 sq ft.
- 2026-134294 BP: free-standing shade structure, 250 sq ft.
- 2026-134295 BP: dumpster enclosure, 140 sq ft.
The five permits total 36,140 sq ft of new area. The $140,000,000 on each permit is not additive and is not a combined project cost. Building, electrical, mechanical and plumbing valuation fields on each permit show $1.
The Texas Department of Licensing and Regulation TABS registration TABS2026021330 is titled RBI Austin YDF. It lists Homeplate Properties as owner, VLK of Plano as design firm, and an estimated total project cost of $14,000,000. It describes the project as privately funded on private land.
TABS lists a start date of July 1, 2026 and a completion date of Dec. 1, 2027. It describes an administrative building of about 7,200 sq ft, a covered field building of about 38,000 sq ft, an outdoor baseball field, a restroom and a storage building, 45,483 sq ft in all. That is larger than the 36,140 sq ft on the city permits.
What’s next
The permits show an expiration date of April 12, 2027. A permit holder would normally need to start inspected work before then.
Watch for corrected valuation on the city record, or a TABS update. Neither exists today. For other East Austin permit activity, see Austin market coverage and the earlier Gonzales St affordable housing permit.
