Austin permitted 2,863 new apartments in Q3, up 55% on a year ago

Two properties carry about 90% of the declared job value. Read the count as a pipeline of permits issued, not of buildings that will open.

City of Austin records show new-construction building permits issued for 2,863 apartment units on 12 properties between July 1 and Sept. 30, 2026. The same query for Q3 2025 returned 1,852 units, so units rose 55%.

Why it matters

Austin developers, general contractors and brokers who underwrite lease-up against future supply need a count of what the City permitted. A permit means a project can start. It does not mean it opens on time, or at all.

The mix is lopsided. A 696-unit property on Sabine Street and a 396-unit property on Kramer Lane hold 38% of the units and about 90% of the declared value. The morning’s 4810 Gonzales St affordable-units permit was issued as a shell building permit, so it sits outside this count.

The numbers

How we counted: we queried City dataset 3syk-w9eu for building permits (BP), new work, class C-105 Five or More Family Bldgs, issued July 1 to Sept. 30, 2026. One street address is one property, with sibling building permits summed. Trade permits repeat the building’s unit count and were excluded. Shell building permits for apartments, such as 4810 Gonzales St and 1103 W 24th St, carry a different work class and are left out in both years. Valuation is declared job value, never a price or loan. Two properties show placeholder values of $10 and $12; we treated those as not stated and kept their units.

  • 12 properties, 2,863 units.
  • About $477 million declared job value across the 10 properties with a stated value.
  • 8 properties and 2,183 units are full-purpose Austin; 4 properties and 680 units are limited-purpose.
  • Largest five in the query: 512 Sabine St, 696 units, Ryan Companies US Inc, $238.5 million. 2631 Kramer Ln, 396, OHT Construction LLC, $192.0 million. 1820 Estancia Pkwy, 330, Acadian Group, $0.6 million. 13300 Center Lake Dr, 306, Westwood Residential Builders, $0.8 million. 7333 Bluff Springs Rd, 287, Dominion Construction, LLC, $3.0 million.
  • Same query for Q3 2025: 8 properties, 1,852 units, $208.3 million. Units are up 55%; compare only the same quarter.
  • Several large projects declare $0.6 million to $3.0 million against hundreds of units. Do not divide one by the other.

CRE Daily, citing CoStar, reports about 15,000 permitted metro units through August 2026 against 17,500 a year earlier. That is a wider geography and window than our City-only quarter.

What’s next

Q4 is already moving: a 397-unit building permit at 2300 Kramer Ln was issued Oct. 9, 2026. Treat permit counts as a ceiling for 2028 deliveries, and check each project’s status on the City permit page before quoting a supply number.
