Scannell files 253,130 sq ft of Aldine warehouses, $10.3M

Scannell Properties has registered two one-story concrete tilt-wall shell buildings on Aldine Westfield Road in Harris County, 253,130 sq ft combined at a filed cost of $10,255,564. Neither lists a tenant.

Why it matters

The two Texas Department of Licensing and Regulation (TDLR) accessibility filings were registered Oct. 13, 2026. Building 1, at 17701 Aldine Westfield Rd, is 129,065 sq ft with about 3,013 sq ft of spec office. Building 2, at 17705 Aldine Westfield Rd, is 124,065 sq ft with about 3,051 sq ft of spec office. Both list Powers Brown Architecture as the design firm and Scannell Properties #823, LLC as the owner, and both say future high-pile storage will be submitted separately.

Tenant fields read “Not Assigned” on both, so this is speculative product in the north Harris industrial corridor around Aldine. For operators sizing a requirement, two buildings near 125,000 sq ft each fall in a common mid-box range. Pairs like this one are the kind of unit a tenant can take whole, and the split leaves room for a user that needs one building rather than 253,130 sq ft.

Context from the outlet side: Connect CRE reports that Portman Industrial is building Gateway 1960, three buildings of about 714,000 sq ft along FM 1960 at Aldine, with delivery targeted for summer 2027. We did not verify Portman’s figures against a primary record; reported totals differ slightly between outlets. For more Harris and Fort Bend industrial filings, see our Houston market page and the earlier Brookshire TABS filings.

The numbers

  • Building 1 (TABS2027003366): $5,231,360 filed cost, 129,065 sq ft, or $40.53 per sq ft.
  • Building 2 (TABS2027003382): $5,024,204 filed cost, 124,065 sq ft, or $40.50 per sq ft.
  • Combined (our sum): $10,255,564 and 253,130 sq ft, or $40.52 per sq ft of filed cost.
  • Estimated start Feb. 1, 2027 and completion Feb. 1, 2028 on both filings; TDLR lists the location county as Harris.

The per-sq-ft figures divide the filed estimated cost by filed square footage. A TABS cost estimate is the owner’s figure for the building scope on the filing and is not a land price, a financing amount or a sale price.

What’s next

Both filings show a Feb. 1, 2027 start, so site work and permitting should surface first. High-pile storage, if a tenant needs it, will come as a separate TDLR submission. A tenant assignment or a change to the filing would be the next signal. We are watching the Scannell filings for either, and for the Portman project’s progress toward its reported delivery window.
