Alliance Industrial Files $11.8M Spec Shell on U.S. 290 at Windfern
Alliance Industrial registers an $11.8M, 194,471 sq ft spec shell on U.S. 290 near Windfern Road in northwest Houston, per TDLR.
Alliance Industrial Company has registered an $11.8 million industrial shell building at 14444 Northwest Freeway (U.S. 290) near Windfern Road in northwest Houston, according to a Texas Department of Licensing and Regulation filing made public Oct. 26, 2026. The project, listed with TDLR as “Alliance - Windfern” under the ownership entity 290 Windfern Industrial Owner, L.P., calls for a one-story, 194,471 square foot shell building with parking, driveways and sidewalks, built speculatively ahead of an office/warehouse tenant.
Why it matters
Northwest Harris County, along the Windfern corridor near Beltway 8 and U.S. 290, keeps drawing speculative bulk industrial product even without a signed tenant. Alliance Industrial Company’s SPE naming convention, street name plus “Industrial Owner, L.P.,” already appears on its Harris County filing for Alliance - West 249, registered under West Road Industrial Owner, L.P. at the same Gessner Road address the company uses company-wide. That pattern is the thread tying the Windfern filing back to the Alliance brand rather than a one-off shell LLC.
The numbers
- $11.8 million estimated cost, per the TDLR registration
- 194,471 sq ft, one-story shell building
- 14444 Northwest Freeway, Houston, filed Oct. 26, 2026
- Construction start listed as Feb. 1, 2027
- Scope includes parking, driveways and sidewalks; no tenant build-out yet
What’s next
The TDLR filing covers shell construction only. Office/warehouse build-out, and any tenant lease, would follow as a separate filing once a user signs. For Houston brokers, a 194,471 sq ft spec building with no tenant is a leasing assignment in waiting. See the Houston market hub for the rest of the metro’s industrial pipeline.
