MRP acquires Beazer land across two Hill Country counties

A Beazer Homes entity deeded a 4.69 acre tract in Kendall County to MRP HDFB LLC, Kendall County Clerk instrument 413027, recorded Oct. 20. The same day, a separate Beazer entity’s deed of a Medina County tract to the same buyer was recorded as Medina County Clerk instrument 2026010768. Texas deeds carry no sale price, so neither record states an amount.

Why it matters

A homebuilder selling land to an outside buyer can signal land banking, which frees the builder’s balance sheet for new starts. Neither deed says that is the arrangement here. The Kendall grantor is Beazer Fundamental LLC, with Beazer Homes Texas Holdings Inc as sole member. The Medina grantor is Beazer Homes Texas LP. Both deeds name the same buyer, MRP HDFB LLC. A separate TDLR filing for a Georgetown build-to-rent leasing center, Yardly Haverland, lists MRP TMHCBTR, LLC of Fort Washington, Pennsylvania, as owner. Neither county record states what MRP plans to build on either tract.

The Kendall County parcel is described as 4.69 acres in Survey 178. The Medina County index lists no acreage and refers to the instrument for the legal description. No loan amount, sale price or construction value appears on either record.

Neither county shows a plat or permit tied to MRP HDFB LLC yet. The next record to watch is a plat application or a TDLR TABS registration naming either tract. That filing would be the first sign of what gets built there. Operators tracking Beazer land west and north of San Antonio should watch both clerk indexes for the next instrument naming either parcel.
