Elgin's Briarwood adds $7.6M infrastructure phase near Travis line
The filing covers 100,000 sq ft of roadway and utility work due by next July, opening new lots in the roughly 280-acre master plan.
An entity sharing Ashton Gray Development’s Sugar Land address has registered a $7,610,058 infrastructure project for Briarwood Phase 3, the next build-out stage of a master-planned community straddling Elgin and the Travis County line, according to a Texas Department of Licensing and Regulation filing made Oct. 27, 2026.
Why it matters
The filing is for roads and utilities, not houses, but it is the step that turns raw acreage into sellable lots. For builders working Briarwood, it dates the next batch of lots: roadway and utility work is due by July 31, 2027. Committing $7.6 million to infrastructure now signals the developer expects lot demand to hold through next summer.
The numbers
The TDLR registration lists ATX Elgin Dev LLC as owner, with a mailing address, 101 Parklane Blvd, Suite 102, Sugar Land, Texas 77478, that matches the address Ashton Gray Development uses on its own project filings. The registered cost is $7,610,058, covering 100,000 sq ft of roadway and utility infrastructure “to provide access and utility services to the residential lots on the site,” per the filing. The project is listed as privately funded, with work starting Feb. 28, 2027, and completion targeted for July 31, 2027. The site address is 18407 FM 1100, Elgin, Texas 78653, in Travis County.
Separately, ConnectCRE has reported that Ashton Gray Development added 75 acres to its original 205-acre Briarwood footprint, bringing the project to roughly 280 acres, under a development agreement with the city of Elgin for about 772 single-family homes, 19 acres of mixed-use space and 33 acres of open space and parkland. Those figures come from the outlet’s reporting on the broader project and are not confirmed by the TABS filing, which covers only this infrastructure phase.
What’s next
With the registration filed, the roadway and utility work is scheduled to run from late February through next July, ahead of additional home sites opening behind it. The phased spend suggests Ashton Gray is sequencing lot delivery through 2027 rather than releasing the remaining acreage at once. Watch for a final plat on Phase 3 with Travis County.
