Protec PV, a maker of encapsulant film used in solar panels, has registered a $42.0 million interior remodel of a 9,936 sq ft production facility at Berry Creek Business Park in Georgetown, according to a Texas Department of Licensing and Regulation filing. The project, TABS2027004487, lists Berry Creek Propco LLC as owner and sets a Nov. 1, 2026 start with a May 31, 2027 completion target.

Why it matters

The filing puts a dollar figure and a timeline on a tenant move inside one of Georgetown’s newer industrial parks. Berry Creek Business Park is the three-building, roughly 520,571 sq ft project Fidelis Industrial developed with Transwestern Investment Group at Interstate 35 and Highway 130, according to RE Business Online’s coverage of the 2023 groundbreaking. The owner of record, Berry Creek Propco LLC, lists a Bellaire, Texas address. For developers and brokers tracking industrial absorption on the I-35 and Highway 130 corridor, a manufacturer committing $42.0 million to space in a finished park is a firmer signal than a lease announcement.

The numbers

$42.0 million is the estimated project cost TDLR lists for the remodel. The scope covers 9,936 sq ft of interior space at 3004 N IH 35, Unit 100, inside the larger Berry Creek Business Park. That park totals roughly 520,571 sq ft across three buildings, per RE Business Online, so Protec PV’s space is less than 2% of the complex. The registered cost works out to about $4,227 per sq ft, a figure that points to production work rather than storage or distribution.

What’s next

Work is set to start Nov. 1, 2026 and finish by May 31, 2027, per the filing. Once construction wraps, the owner has up to one year to secure a Registered Accessibility Specialist inspection, a standard TDLR requirement on a project of this size. The next record to watch is a City of Georgetown building permit for the same suite. More industrial filings across the metro are tracked on the Austin market hub.
