Century Land Holdings of Texas LLC, the land-acquisition subsidiary of homebuilder Century Communities, recorded 18 deeds across Tarrant, Collin and Denton counties between Oct. 9 and Oct. 26, Tarrant, Collin and Denton county clerk records show. Fourteen of the instruments show the Century entity as grantee, taking lots in; four show it as grantor, moving lots back out.

Why it matters

Century’s Texas land arm takes title to lots from land developers and land bankers ahead of construction. This cycle’s filings show that chain running in three DFW submarkets at once: a single-day, eight-lot takedown in Fort Worth and Benbrook, a multi-lot trade with a Celina and Lavon land banker in Collin County, and a lot swap in a Denton County plat. The Comptroller’s franchise-tax record for Century Land Holdings of Texas LLC lists Dale Francescon and Robert Francescon as officers, the same co-founders and co-CEOs who run Century Communities’ parent, alongside CFO David Messenger, confirming the LLC is the public builder’s own land vehicle rather than an unrelated entity.

The numbers

Tarrant County carried eight of the 18 instruments. Seven were recorded Oct. 9, all grantee deeds from HMH Lifestyles LP, covering lots in the Palmilla Springs, Rocky Creek, Trinity Estates, Mockingbird Estates and Northpointe West subdivisions in Fort Worth and Benbrook. The eighth, recorded Oct. 26, ran the other direction: Century Land Holdings sold a lot in Crowley’s Miraverde South subdivision to Doors Holdings 2025-2 LLC.

Collin County carried seven instruments. Four involve the Century Farms Phase 1 plat, trading lots with HMH Lifestyles LP between Oct. 15 and Oct. 26. The other three are grantee deeds from KL LB Propco IV C LLC, one lot each in Churchill Phase 1A, Hillside Village Phase 1A in Celina and Elevon Section 2 in Lavon, all recorded Oct. 16.

Denton County carried three instruments: two, recorded Oct. 20, show the same Treeline 1F lot changing hands in both directions between Century Land Holdings and Treeline Phase 1 LLC, and a third, recorded Oct. 16, a multiple-property instrument from KL LB Propco IV C LLC. Texas deeds carry no stated sale price, so none of the 18 shows a transaction amount.

What’s next

The Oct. 26 Crowley sale to Doors Holdings 2025-2 LLC is the instrument to watch. The record does not say what the buyer plans for the lot, so further deeds to the same buyer will show whether it is a one-off or a rental channel. Watch the next clerk pull for repeat Century filings in all three counties. More: Dallas
