Coventry Homes takes second lien on 28 Chambers Creek lots

A performance lien, not a sale: Coventry secures its claim on the lots while the seller keeps title.

Chambers Telge LLC pledged 28 lots in Montgomery County’s Chambers Creek subdivision to Coventry Homes, the Dream Finders Homes brand, under a second-lien deed of trust recorded Oct. 26.

For builders and lot sellers in Montgomery County, it is the third national builder this seller has tied to Chambers Creek in 11 days.

Why it matters

The filing is titled a second lien performance deed of trust. That form typically secures a seller’s promise to deliver finished lots under a takedown contract. Coventry gets a recorded claim on the lots without taking title or carrying the land on its books.

The pattern is the story. Chambers Telge deeded lots outright to Pulte Homes of Texas on Oct. 15. It pledged 44 Section 14A lots to Beazer Homes on Oct. 23. Coventry is now the third builder in the same subdivision, two of them on the same performance-lien structure. See our earlier reads on Beazer and Pulte.

The numbers

Instrument 2026113776 runs 12 pages. It covers Lots 45 to 49 and Lots 98 to 120 of Block 1, Chambers Creek Section 14A, Abstract 42. That is 28 lots. William Mckinnie is named trustee and DFH Coventry LLC is the secured party.

The document also refers to a $12 million promissory note that Chambers Telge signed in favor of Flagstar Bank, FSB. That amount was read by OCR and describes the seller’s bank note, not a sum owed to Coventry. It is not the size of this deal, and the record states no lot price.

What’s next

A warranty deed from Chambers Telge to DFH Coventry LLC on these lots would mean Coventry has taken title. A release of lien would mean the delivery obligation was met or retired. Watch Section 14A for the same moves on the Beazer lots. More on the metro: Houston.
