Lennar's land arm takes two Liberty Estates lots in Montgomery County
The legal description lists two lots in Block 3. Texas is a nondisclosure state, and the deed carries no price.
Friendswood Development Company, Lennar’s Texas land arm, took title to two lots in Liberty Estates, a Montgomery County subdivision. A Lennar homebuilding entity is the co-grantee on the General Warranty Deed, which the county clerk recorded Oct. 15, 2026. The sellers are Monterrey Oaks Ltd and 2MRE LLC, per instrument 2026109857, a seven-page filing.
Why it matters
Lot takedowns by Friendswood Development, Lennar’s land and master-planned-community arm, mark where the builder plans to start homes next. This one is small, two lots in a single block, so it reads as near-term inventory inside an existing section, not a new land assemblage.

The legal description covers Liberty Estates Section 2, Abstract 310, Block 3, Lots 22 and 23, two lots in total by our count. Montgomery County property records carry no sale price on a general warranty deed, and this instrument shows no recorded amount, so no price figure appears here.
Two grantors are named, Monterrey Oaks Ltd and 2MRE LLC, and two grantees, Friendswood Development Company and Lennar Homes of Texas Land and Construction Ltd. The record does not split the two lots between the grantees.
What’s next
The filing does not say when homes start on these lots. Watch for residential building permits on Block 3 of Liberty Estates and for further deeds out of Monterrey Oaks Ltd or 2MRE LLC. We will report either when they appear in the record.
