Lennar added five Montgomery County lots in a single day

Clerk records show Lennar closed on five lots in Maplewood, Kresston and Magnolia Forest the same day, two sellers carrying Lennar's own name or ticker.

Lennar Homes of Texas Land and Construction Ltd took three special warranty deeds in Montgomery County on Oct. 16, 2026, picking up five lots in three separate communities the same day.

Why it matters

A deed moving a finished lot into a builder’s name is the step before a building permit. Two of these three sellers, OHC Lennar Pool II LLC and TPG EHC E Len Multi State 1 LLC, carry Lennar’s own name or a short form of it. That pattern is consistent with a land-banking structure, where a builder moves land to a financing partner and buys back finished lots in phases rather than carrying the land on its own balance sheet. Lennar did not appear among the top takers in the 33 builder deeds The American Developer counted across Montgomery County from Sept. 29 to Oct. 8.

The numbers

The three deeds, each recorded Oct. 16, 2026, as separate instruments:

Community and section Seller Lots Instrument
Maplewood S1A TPG EHC E Len Multi State 1 LLC 1 (Lot 34, Block 2) 2026110645
Kresston S6 OHC Lennar Pool II LLC 2 (Lots 23-24, Block 1) 2026110437
Magnolia Forest S1 KL LB Buy 1 LLC 2 (Lots 34-35, Block 2) 2026110386

That is five lots total. None of the three deeds states a sale price; Texas deed records carry no price, so none is reported here. The Maplewood deed names Essential Housing Asset Management LLC as the seller’s agent.

What’s next

Platted lots like these typically draw a building permit within weeks, not months. The American Developer will track whether Lennar’s next Montgomery County deeds keep running through the same land-bank sellers. The run sits alongside Pulte’s nine-lot Chambers Creek takedown reported Oct. 21 and our earlier count of 33 builder deeds across the county, as part of continuing Houston market coverage.
