EHT of Texas LP took title to two lots in the Goodnight Ranch master-planned community in southeast Travis County on Nov. 3, 2026, and the paperwork recorded right behind the deed shows the seller also holds the lien. The Travis County Clerk index lists Austin Goodnight Ranch L.P. as the grantor on the warranty deed and as the grantee on the deed of trust. For lot sellers and builders, it is a live example of seller-carried financing on a two-lot takedown.

Why it matters

A lot sale with the seller on the debt side is a different transaction from a bank-financed takedown. It suggests the lot developer is carrying part of the builder’s cost of entry, which keeps lots moving when construction lenders are selective. The record does not state terms, so that reading is an inference from who appears on which instrument.

The legal description is identical on both documents: Block L, Section 2, Goodnight Ranch Phase 2 East, Lots 13 and 15. The warranty deed is instrument 2026129823 and the deed of trust is instrument 2026129824. A third party, Benchmark Land & Exploration Inc., is also listed among the grantors on the deed.

The numbers

  • Lots conveyed: 2 (Lots 13 and 15), two Travis Central Appraisal District parcels, property IDs 980089 and 980091.
  • Combined land: 0.5135 acres.
  • Travis Central Appraisal District market value: $140,304 for 2026. That is the appraisal district’s figure, not a sale price.
  • Price and loan amount: not reported. Texas deeds do not state a price and the Travis index carries no loan amount.
  • Buyer: EHT of Texas LP is an active Texas limited partnership registered Nov. 16, 2015. The Comptroller record lists a corporate general partner, a corporate registered agent and a mailing address in Vaughan, Canada. It does not name an operating brand, so we do not assign one.

What’s next

Building permits on Lots 13 and 15 would show the product type and declared job value, and a recorded release of lien would show when the seller was paid off. Other takedowns by the same buyer in the community would show whether this is a one-off or a program. We track Goodnight Ranch and the rest of southeast Travis County in our Austin market coverage.
