HEB Homes LLC, a Dallas-Fort Worth homebuilder unrelated to the H-E-B grocery chain, recorded 31 deeds across Denton, Dallas and Tarrant counties in county clerk records, the latest recorded Oct. 23. The split runs lopsided: HEB Homes shows up as grantee, the buyer, on 9 of the deeds and as grantor, the seller, on 22.

Why it matters

That 22-to-9 split is the story. HEB Homes is selling lots at more than twice the rate it is buying them, and the resale deeds are not going to retail homeowners. One Dallas County record, a special warranty deed with a vendor’s lien dated Oct. 13 and recorded Oct. 21, shows HEB Homes deeding a lot in Grand Prairie’s Fairview subdivision to two other builder LLCs, Leo Homes LLC and Bardo Homes LLC. The vendor’s lien shows the purchase was financed, not paid all cash. On the buy side, a Denton County warranty deed recorded Oct. 23 shows HEB Homes picking up a lot in the Indian Creek Villages subdivision from REI Nation LLC. The legal descriptions throughout are single-lot, platted-subdivision parcels, not raw acreage, which points to a builder working lot-by-lot inside existing subdivisions rather than assembling land for a new development. For builders, the pattern points to a small-batch builder or lot trader moving platted lots through other builder entities, not a large homebuilder assembling land. Betterhaven LLC and Sri Krsna LLC also turn up as counterparties.

The numbers

HEB Homes LLC’s 31 recorded instruments break down as 22 grantor deeds (selling) and 9 grantee deeds (buying), spread across Denton, Dallas and Tarrant counties, all logged as deeds rather than deeds of trust. None of the sampled instruments carry a disclosed sale price, standard for Texas warranty deeds, which do not require the consideration amount to be stated. The most recent recorded date in the sample is Oct. 23.

What’s next

Watch whether the same counterparty LLCs (Leo Homes, Bardo Homes, Betterhaven and Sri Krsna) keep recurring against HEB Homes in future DFW clerk pulls. A repeat pattern would confirm an established lot-trading relationship rather than one-off transactions, which matters for anyone tracking where finished DFW lots are flowing next. More: Dallas
