Drees, First America, Castlerock take Travis County lots

The clerk's index shows who is stocking lots this week, and one Lennar deed that only moves land between affiliates.

Three homebuilders took title to lots in Travis County between Oct. 8 and Oct. 9, 2026, and Lennar moved a fourth set between its own entities. The Travis County Clerk’s records show who is stocking inventory.

Why it matters

Lot position decides who can start homes next spring. Deeds are the earliest public signal, weeks before a permit or a sales center.

Drees Custom Homes received a warranty deed from RH Lakeway Development, instrument 2026120654, recorded Oct. 9, 2026. The index describes the parcel as “LT OR,2.” The grantor’s name points to Lakeway, but the index lists no city, so we do not place the lot there.

First America Homes received lots in Okra Subdivision Phase 1 from Okra Land, instrument 2026120469, also recorded Oct. 9. Castlerock Communities received 11 lots in the Firefly Cove subdivision from Firefly Cove Homes, instrument 2026120038, recorded Oct. 8.

The numbers

Texas deeds state no price, and the Travis index shows no loan amount, so none appears here.

  • Instrument 2026120469 covers Lots 15 to 18 in Block A and Lots 1 to 6, 10 and 11 in Block D of Okra Subdivision Phase 1, 12 lots in all.
  • Instrument 2026120823, recorded Oct. 13, moves Lots 3, 5, 7 and 10 in Block AI of Bradshaw Crossing from a Lennar limited partnership to Lennar Homes of Texas Land and Construction. That is a transfer between affiliates, not a purchase, and it should not be counted as new Lennar demand.
  • A separate Oct. 9 deed, instrument 2026120488, put three lots in The Grove at Blackhawk Section 5 into an LLC, with a deed of trust, instrument 2026120489, naming Frost Bank. The buyer is not an identified builder brand, so we leave it out of the count.

What’s next

Watch for plats and residential permits on these subdivisions. Builders usually pull permits within a few months of taking lots.

Land sellers and lot developers can use the same index to see which builders are buying now. For wider context, see our Austin market coverage, including the data center filings in Hutto and Cedar Creek.
