8as seller

Lennar Homes of Texas Land and Construction Ltd recorded 32 instruments in county clerk records across Tarrant, Denton, Collin and Dallas counties this cycle, the latest dated Oct. 27. The split runs the opposite direction from a builder clearing inventory: Lennar shows up as grantee, the buyer, on 24 of the deeds and as grantor, the seller, on only 8.

Why it matters

A 24-to-8 buy-to-sell split across four DFW counties points to a builder adding lots for its construction pipeline. On the sell side, Tarrant County deeds show Lennar handing three finished Deer Creek Meadows homes to Invitation Homes in October, covered in our build-to-rent story. Another Tarrant deed, instrument D226193562 recorded Oct. 5, conveys Lot 43, Block G in Fort Worth’s Northpointe subdivision to Ben & Jerry’s Properties LLC. For builders and contractors competing for lots and crews in the same counties, a national builder adding land at this pace is a reason to watch lot pricing and subcontractor availability.

The numbers

The 32 recorded instruments span Tarrant, Denton, Collin and Dallas counties and are all deeds rather than deeds of trust, so no financing terms are disclosed on the buy side. Lennar Homes of Texas Land and Construction Ltd is the grantee, the buyer, on 24 of them and the grantor, the seller, on 8. None of the sampled deeds carry a stated sale price, standard for Texas warranty deeds, which do not require consideration to be disclosed. The most recent recorded date in the set is Oct. 27.

What’s next

Watch whether the buy-side pace holds in the next clerk pull and whether the same buyers recur on the sell side. Repeat buyers would point to an established disposition channel, which matters for any builder or agent tracking where Lennar adds land next. More: Dallas
