Lennar Homes of Texas Land and Construction deeded a finished home in the Deer Creek Meadows subdivision of Tarrant County straight to Invitation Homes on Oct. 26, the third such deed between the same two parties in the same subdivision in two weeks, Tarrant County clerk records show.

Why it matters

A homebuilder deeding a completed house directly to a build-to-rent operator, rather than selling it to an individual owner, keeps the unit out of the owner-occupied resale market before it ever reaches a listing. For builders and developers watching the single-family rental pipeline, three deeds in the same platted subdivision inside one recording cycle points to a repeat delivery arrangement rather than a one-off transfer. It also shows Invitation Homes still adding Tarrant County inventory in late October.

The numbers

Three deeds, each naming Lennar Homes of Texas Land and Construction Ltd as grantor and Invitation Homes 7 Texas LP as grantee, all in Deer Creek Meadows:

  • Instrument D226206505, Lot 18, Block HH, dated Oct. 23 and recorded Oct. 26.
  • Instrument D226201527, Lot 8, Block JJ, recorded Oct. 16.
  • Instrument D226197926, Lot 19, Block HH, dated Oct. 9 and recorded Oct. 12.

Texas deeds carry no stated sale price, so none of the three records shows a transaction amount. All three filings are plain warranty deeds, not deeds of trust, with no financing terms attached to the transfer itself.

What’s next

Three deeds between the same builder and the same build-to-rent buyer in the same platted subdivision inside two weeks reads as an ongoing delivery pattern rather than a single sale, and Deer Creek Meadows is still building out. Watch the Tarrant clerk’s record for further Lennar-to-Invitation Homes deeds on the remaining platted lots in the subdivision, and for whether the pattern repeats in Lennar’s other Dallas-Fort Worth communities.
