Lennar Takes at Least 39 More Montgomery County Lots in Six Deeds

Six special warranty deeds recorded in Montgomery County from Oct. 19 to Oct. 21, 2026 moved at least 39 lots in six subdivisions to Lennar. The batch is separate from the Lennar deeds this desk covered from Oct. 22 to Oct. 24.

Why it matters

The grantee on all six deeds is Lennar’s Texas homebuilding entity. Five came from Millrose Properties and one from OHC Lennar Pool III, land banks that hold finished lots until the builder takes them down for construction. None of the six subdivisions appears in Lennar’s earlier Montgomery County filings this month. For trades, suppliers and agents north of Houston, takedowns in this volume usually come before new home starts across several communities at once.

• Instrument 2026111804 (Oct. 21): at least 16 lots, Timbers Edge Sections 1 and 2, from Millrose Properties.
• Instrument 2026111094 (Oct. 19): 8 lots, Villages of Greystone, from OHC Lennar Pool III.
• Instrument 2026111948 (Oct. 21): 5 lots, Moran Ranch, from Millrose Properties.
• Instrument 2026111871 (Oct. 21): 5 lots, Magnolia Ridge Forest, from Millrose Properties.
• Instrument 2026111749 (Oct. 21): 4 lots, Meadow Park, from Millrose Properties.
• Instrument 2026111318 (Oct. 20): 1 lot, Colton, from Millrose Properties.

The Timbers Edge deed lists 12 parcels, so its lot count is a floor. Texas deeds carry no sale price, and none of the six records a dollar figure, so no purchase amount is cited here.
