Out to Bid: $135.8M of Austin-area projects filed with the state
Four Texas accessibility filings list $135.8M of estimated work: a UT renovation, Camp Mabry, a Kyle pump station and an apartment clubhouse.
Four projects filed with the Texas accessibility registry since Sept. 30 add up to about $135.8M of estimated construction in the Austin area. None names a contractor or a bid date on the record yet. For a general contractor or trade, that is lead time.
Why it matters
A TABS filing is often one of the earliest public signs of a project. Owners register it before construction, so it can land ahead of a bid call. For a developer, it shows what public owners and apartment builders are committing to in the same labor market.
The numbers
These are estimated costs entered by the registrant. They are not bids, contracts or loans.
- UT Austin, School of Civic Leadership (Biology Building renovation), 205 W. 24th St., Austin: $62,835,004. A 70,000 gross sq ft renovation of four floors plus basement and subbasement, with demolition and site work. Start listed July 31, 2026, completion Sept. 8, 2028. Owner: the University of Texas at Austin. TABS2027003438
- Texas Military Department, Camp Mabry Building 8, 2200 W. 35th St., Austin: $36,000,000. A 145,000 sq ft, two-story major maintenance job on the joint force headquarters building. Start listed April 1, 2027, completion Oct. 1, 2028. TABS2027003380
- City of Kyle, Lehman Road Pump Station, 1575 Bunton Creek Rd., Kyle (Hays County): $24,000,000. A 3.0 million gallon ground storage tank and a 13,788 sq ft pump station building. Start listed Jan. 10, 2027, completion June 10, 2028. TABS2027002452
- Menchaca Apartments clubhouse, Travis County: $13,000,000. A new 7,500 sq ft clubhouse. The filing lists 3823A Bee Cave Road as the location, which is also the design firm’s address, so the actual site is unconfirmed. Start listed Jan. 30, 2027, completion Jan. 20, 2029. The owner on the filing is 11540 Menchaca LP, an entity we could not tie to a trackable brand. TABS2027002363
The clubhouse is the one to read twice. At $13M for 7,500 sq ft, the filing implies roughly $1,733 per sq ft, far above the other three. The estimate may bundle site or amenity work, but the filing does not say.
What’s next
The filings do not name general contractors or set bid dates. The UT start date has already passed, so that job may already have a contractor. Expect public solicitations from the Texas Military Department and the City of Kyle. Check each owner’s procurement page; we have not seen those solicitations. Estimates often move before bid.
